Thermal Imaging

Advanced infrared technology that reveals hidden moisture, water intrusion, and mold conditions invisible to the naked eye.

Seeing What Others Miss

Mold doesn’t always grow where you can see it. It hides behind drywall, under flooring, inside ceilings, and within wall cavities. Traditional visual inspections alone can miss significant moisture problems until the damage — and the mold — has already spread. That’s where thermal imaging changes everything.

How Thermal Imaging Works

Infrared cameras detect differences in surface temperature. Because moisture absorbs and releases heat differently than dry building materials, wet areas show up as distinct temperature anomalies on the thermal image. Michael Kershner uses professional-grade FLIR infrared cameras to scan walls, ceilings, and floors throughout your property.

What We Can Detect

  • Hidden water intrusion from roof leaks, plumbing failures, or foundation seepage
  • Moisture behind walls that has not yet caused visible staining or mold growth
  • HVAC condensation issues — ductwork sweating inside walls and ceilings
  • Wet insulation that is harboring mold but not yet visible
  • Slab leaks and under-floor moisture intrusion

Non-Invasive and Non-Destructive

Thermal imaging is completely non-invasive. There is no drilling, cutting, or damage to your property. It’s the most accurate way to confirm whether a moisture problem exists before any decisions are made about testing or remediation.

All thermal imaging findings are included in your written inspection report with annotated images so you can clearly see and understand what was found.
